      <image:title>What We've Done - BreakPoint - BreakPoint provides a weekend retreat for its London owners. Located on a shallow sea-side cliff in perhaps the most envious position on the East Dorset Coast and at the edge of an area of Special Scientific Interest, its neighbouring beach stretches seven miles. Both sea-side garden and terrace take in the spectacular coastal panorama: to the East the Isle of Wight’s famous Needles; to the West the Isle of Purbeck’s Old Harry Rocks and the start of the Jurassic Coast.</image:title>

      <image:caption>The project was particularly personal to the Client because of its hands-on family history. An existing building on the site was hand built in the 1990’s by her father as part of his structural engineering PHD on the affordable construction of true self-build housing, but had after 20 years begun to succumb to the often severe coastal climate. The brief was to upcycle this legacy project so as to continue to provide a holiday home for the next generation.</image:caption>

      <image:title>What We've Done - Bridge Street - The site itself was in a flood plain, which had been deluged only 3 years prior to our involvement, but despite its many constraints its redevelopment was critical to unlocking funds for the council’s borough-wide commitments, and to regenerate a prime stretch of the Riverside Walk at the heart of the Town Centre.</image:title>

A sweeping extension to Clarence Street - the primary route from the site to the Town Centre - through the site provided much needed pedestrian access down to the Riverside Walk via a cascade of verdant terraces. This amenity was activated by a 2-storey pill-shaped bar and restaurant with a 360 degree aspect, which sat at the foot of a 12-storey landmark residential building.</image:title>

The extension replaces an original pitched-roof outbuilding and single-storey dining room bay to enable the creation of a single, cohesive and contiguous space arranged around a miniature courtyard.</image:title>

      <image:title>What We've Done - Armourer's Court - The advent of Crossrail created a lot of opportunities, one being Armourer’s Court in Woolwich, an over-site development above the new station at Woolwich Arsenal. Standing 25 storeys high and with 394 apartments spread across five buildings, it is in position to take advantage of the area’s new connectivity, including access to City Airport, Canary Wharf and central London via Crossrail.</image:title>

      <image:caption>The buildings had to be integrated with the above-ground station vents, fire escapes, extract fans and other services, which are concealed below landscaped gardens. These gardens provide amenity space for the development and make visual connections with the street. Intensive planted level changes ensure the necessary protection for the station infrastructure.</image:caption>

      <image:title>What We've Done - Armourer's Court - To lessen the impact of the tall buildings, the brickwork reduces in extent the higher it is, creating a ‘dissolving effect’. Some commercial space has been introduced around the base of the development, with car and cycle parking, and the apartments have whole house ventilation systems and garden rooms rather than open balconies.</image:title>

      <image:title>What We've Done - Workplace of the Future - In 2011 the British Council for Offices (BCO) sought entries to a national competition to design a concept for the ‘Workplace of the Future’, set on the fictitious island of Riduna. We won the competition at the BCO Conference in Geneva with a pitch to deconstruct the archetypal office building, throw away the bits that don’t work, and reassemble the bits that do across the island landscape to create a workplace community.</image:title>

We took desk space and made it virtual to enable ‘anywhere working’. We took ‘ancillary spaces’ and replaced them with Remote Collaboration Units, scattered across Riduna and connected to the dynamic booking system ‘Macrosoft Lookout’, which tracked meeting attendees via GPS and selected the most convenient RCU when the time came.</image:title>

Riduna’s energy was sustainably generated and stored, and the off-grid RCU’s were supplied with power by the fleet of electric cars, which had bi-directional chargers.</image:title>

      <image:title>What We've Done - St Bartholomew House - Once a bank, this Grade II-listed building had become used as a ‘Foyer’ facility, providing 27 bedsits for people emerging from homelessness. Funding had ended in 2012. Owners and affordable housing providers Soho Housing Association saw an opportunity to reinvest funds elsewhere by converting the upper floors of the building to 17 prime residential apartments.</image:title>

      <image:title>What We've Done - St Bartholomew House - Converting a listed historic building with insensitive alterations that had seen many of the original internal features stripped out presented a challenge: to identify and restore the original tiling that decorated the grand central staircase; to salvage and restore the original fire doors with their copper light glazing; to survey the remaining fragments of the original plaster mouldings and replicate them in the rooms of the new apartments. The new apartments were formed without loss to the building’s original fabric.</image:title>
